Appointment 

Mechanical, electrical and public health building services engineering design to RIBA Stage 4, of the full Cat A refurbishment of 17 Quay Street, Manchester M3 3HN for OBI Property on behalf of Urbana Partners. Duties included utilities procurement, tender appraisal, construction phase monitoring, witnessing of commissioning and handover processes at practical completion. 

Description

The BREEAM Excellent and EPC A rated, WiredScore Platinum, 17 Quay Street, renamed Quoin, is a 7No. storey office building in Manchester City Centre comprises 6,000m² of commercial office space across 5No. floors, together with basement parking and ground floor F&B units. The building was originally a pre-let development for Direct Line Insurance, designed by Bowker Sadler Architecture on behalf of Greater Manchester Property Venture Fund and was purchased by Urbana Partners with the intention of being developed to bring it up to the modern specification of the Manchester office market with a remodel of the entrance, creating a new client facing reception, modern retail units, cycle hub to basement level, updated core layout with new WCs, an infill of the glass atrium at the upper floors creating increased lettable area and improved office floor plate connectivity and new roof terrace. 

 

An all-electric refurbishment which includes air source heat pump heating and hot water generation to assist with the BREEAM Excellent accreditation and EPC A rating, the client brief prioritised decarbonisation and sustainability through the design and construction phases.
